Industrial Properties in Ho Chi Minh City: Land, Factories & Warehouses for Lease

Industrial properties in Ho Chi Minh City span industrial land, ready-built factories, warehouses and logistics land. HCMC merged with Binh Duong and Ba Ria-Vung Tau on 1 July 2025 and now oversees 66 industrial parks and export processing zones, covering more than 27,000 hectares (HEPZA, 2026). Saigon Hi-Tech Park in the east sits 14.7 km from Cat Lai Port and 19.8 km from Tan Son Nhat International Airport.

Supply is tight in HCMC’s established industrial areas, running near 92%. Nationally, 62% of new manufacturing projects in 10M/2025 were factory deals rather than land leases, though land leases still took 68% of registered capital as larger manufacturers committed to long-term sites (Savills Industrial Insider 2025). The city’s highest land rates now average around USD 300 per sq m for the full lease term, against a broader Southern Viet Nam average of roughly USD 190.

We advise occupiers, developers and investors across HCMC on site selection, lease negotiation and valuation. See our industrial advisory services.

Industrial Parks and Connectivity in HCMC
Industrial parks in Ho Chi Minh City concentrate ready-built stock across the city's established industrial areas, with the eastern cluster around Saigon Hi-Tech Park anchoring high-tech and electronics tenants. The Ring Road 3 corridor connects toward the Mekong Delta, and the HCMC-Moc Bai Expressway links toward the Cambodian border. Thu Duc connects east via the Ha Noi Highway and Ring Road 3 toward Dong Nai, north into the Binh Duong industrial corridor, and southeast along the Bien Hoa-Vung Tau Expressway to the Cai Mep-Thi Vai deep-water port cluster. That last route matters most for exporters: Cai Mep-Thi Vai takes direct transpacific calls, while Cat Lai handles inland container volumes closer to the city.
Demand and Rental Rates
Demand concentrates in high-tech manufacturing in the east of the city, logistics and last-mile distribution in Binh Chanh and Binh Tan, and larger-scale manufacturing in the northwest. Ready-built factory rents run roughly USD 4 to USD 7 per sq m per month, rising toward the top of that range near the city core. The city's highest land rates average around USD 300 per sq m, making HCMC one of the costlier options in the south.
The Land Scarcity Challenge
Large uninterrupted plots are hard to secure in the established areas. Occupancy there is high, and the 2024 Land Law's Annual Land Price List has raised valuations further. The constraint is structural rather than cyclical: it comes from the boundary of the built-up area, not from a temporary shortage.
Occupiers have two routes around it. Multi-storey factories work for production lines compatible with upper-floor loading, and are increasingly the default in the core. Alternatively, the northern and southeastern corridors hold most of the city's remaining large-plot capacity at lower land rates. A standard lease still takes roughly 30 to 60 days from proposal to signing, with most landlords requiring a 3 to 5 year minimum commitment.

Frequently Asked Questions

Industrial land, factories, warehouses and logistics land are all available, with ready-built stock concentrated in a handful of established industrial parks across the city. Unit sizes and rates vary by park, so confirm current availability before shortlisting a site.

Distances vary by site across the expanded city. As a reference point, Saigon Hi-Tech Park in the east sits 18 km from the city centre, 14.7 km from Cat Lai Port and 19.8 km from Tan Son Nhat International Airport. Across the city, most parks sit within 2 to 25 km of a national highway, airport or seaport.
The city's port network now spans Cat Lai and the Cai Mep-Thi Vai deep-water cluster, giving occupiers both inland container access and direct deep-sea capability within a single administrative boundary.

High-tech manufacturing clusters in the east, near Saigon Hi-Tech Park. Logistics and last-mile distribution concentrate in Binh Chanh and Binh Tan. Larger-scale manufacturing favours the northwest, along the HCMC-Moc Bai Expressway corridor.

The city's highest land rates average around USD 300 per sq m for the full lease term, above the broader Southern Viet Nam average of about USD 191 per sq m. Rates in outer parks sit below that ceiling. Exact pricing depends on park, infrastructure standard and remaining lease years (Savills research, March 2026).

Yes. Ready-built factories are widely available across the city's established industrial parks, at roughly USD 4 to USD 7 per sq m per month. Standard leasing takes about 30 to 60 days, with most landlords requiring a three to five year minimum commitment.

Industrial land is leased for the remaining term of the park's land use right. Remaining terms vary widely by park, which directly affects amortisation, so confirm the expiry date on the land use right certificate before committing. Read our latest Viet Nam industrial market research for full supply and rental data.

Multi-storey factories have become the main answer to land scarcity in the established areas. They suit production lines compatible with upper-floor loading and access constraints, typically light manufacturing, electronics assembly and distribution. Heavy production and crane-dependent processes generally still need single-storey space in the outer corridors.
